The upper floor has a waterborne underfloor heating system manufactured by Swedish UPONOR with solar panels on the roof terrace and two storage tanks in the basement storage.  On the roof terrace there is a powerful air source heat pump which is connected to the system and which starts when the solar heat is not sufficient in cloudy weather.  It guarantees, regardless of the weather, a pleasant indoor heat.  There is also a modern wood-burning stove which is a guaranteed cozy factor.  As well as an AC.  This guarantees a dry and warm indoor climate during the winter months.

The lower floor, which is built on the bedrock, has relatively warm floors during the winter (the bedrock temperature in Andalusia is 18-20 degrees) and they feel cool in the summer.  Of course, there is an AC that can provide both heat and cold.  In addition to the heat sources described above that provide air circulation, there is a motion controlled ventilation, two humidity sensor controlled fans, two regular fans on the lower floor and a dehumidifier in the lower floor walk-in closet.

Garden, 70 sqm:

The gardeners in the area regularly cut the grass and trim and weed the flower beds.  They also prune trees and shrubs when needed.  The trees planted are lemon, lime, avocado and olive.  Also lots of roses, bougainvillea, honeysuckle, rosemary, vine etc.  An automatic irrigation system is installed to water all flower beds in the garden and outside the wall on all sides of the house as well as drip irrigation of urns.

Location:

The house is located in a very quiet area and the garden is protected from view, there is plenty of free parking along Calle Via Real.  It takes 15 minutes to walk to the nearest large supermarket, just under 5 minutes by car.  150 meters from the house is a bus stop for the local bus, which takes you around to the different parts of Nerja.  The bus takes you, among other things, to lovely Burriana Beach, where you will also find many nice restaurants.

The urbanization:

The community of San Juan de Capistrano was built in the mid-1980s with the idea that it would give the feeling of an Andalusian village.  There are hardly any two identical houses, and the line of sight between the houses is minimal.  The association offers Nerja's largest swimming pool where there are also restaurants and a shop as well as a reception with mailboxes.  The annual cost of the association includes, in addition to all external maintenance, grass cutting, watering and the maintenance of trees and plantings in the individual gardens.  Painting of the exterior of the houses is also done regularly by the association.
